LFB initially engaged the Owner of this Project to arrange construction financing.

The Owner had acquired the property at an extremely favorable land basis and processed all discretionary entitlement approvals. After running some pro forma sensitivities, LFB determined the most profitable solution for the owner was to sell the Project to another builder. Consisting of 18 For-Sale Townhome units and 1 historic SFD (to-be renovated), the Project was sold with the Final Map Recorded and building permits ready to be pulled.

As part of its effort, LFB ran a competitive bid process for the Owner which resulted in 4 offers from both regional private and public builders.

Once the Buyer was selected for this Project, LFB assisted with LOI negotiation, Purchase and Sale Agreement negotiation, Due Diligence and extensions, price adjustments, and cost reimbursements.

The Buyer is a woman-founded builder-developer based in Silicon Valley, dedicated to creating sustainable housing solutions and generating solid returns for investors.

LFB is actively seeking additional acquisition opportunities with the Buyer as they continue to expand on their San Francisco Bay Area and Southern CA pipeline of future projects.
