LFB was engaged by a new client to arrange the financing for this project. The final leverage ended up at close to 90% loan-to-cost, significantly reducing the client’s equity requirement. The lender then recognized invested cash, land lift and some fee deferral for the required equity.

With plans to develop 54 homes, the project promises a meticulously planned community lakeside amidst a rapidly growing community. The vision is a vibrant community hub, distinguished by its lakefront homes and green spaces integrated into the western expanse of the subdivision.
The client is a mission-driven, values-based builder with an unwavering commitment to “Building A Greener Colorado” through their practice of building to a LEED Gold Certification (or better).
They’re also the first homebuilder west of the Mississippi to develop homes to the rigorous USGBC standards to meet LEED Zero Certification. The client’s motto is “We design, build, and sell healthy, environmentally friendly, newly constructed homes”
