LFB Ventures was approached by a repeat client to finance their development and construction of a Class-A build to rent community in Brunswick, GA.
The community sets itself apart from others with a highly differentiated set of amenities. Further differentiating the 1, 2 and 3-bedroom detached product are privately-fenced backyards. Targeting “renter by choice” tenants, the project offers high-end finishes paired with a full set of premium amenities, including clubhouse with co-working and lounge space, a fitness center, a resort style swimming pool, a leasing center, pickleball courts, 2 large ponds with a dock, nature trails, a chipping/putting green, and a large dog park. The site’s size allowed the developer to balance the significant amenity package with acres of green space.
Located 13 miles from The Port of Brunswick, the primary U.S. automobile shipping port for 24+ major car manufacturers, the community will provide much needed housing to Brunswick’s growing economy and population.
The project was fully zoned and entitled when presented to our team. LFB is actively building a programmatic relationship with capital around this sponsor for the build out of their extensive portfolio.
